NECA contractor teams with GC: Turner Construction, Boston, MA

Boston, MA – Lighthouse Electrical Contracting, Inc., headquartered in Rockland, MA, has completed the fast track electrical fit-up of the new MassChallenge offices at 21 Drydock Avenue in South Boston. The 25,000 sq. ft. build-out for the world’s largest startup accelerator entailed installation of the facility’s power, lighting and fire alarm systems, as well as the conduit system for the tel/data system.

The scope included Lighthouse’s installation of 25 Wiremold RC4 power and tel/data floor boxes to meet Mass Challenge’s power, communications, and A/V requirements. The open office environment, a converted warehouse space, features high open ceilings Lighthouse installed exposed metal-clad (MC) cable, suspended from ceiling areas, to handle all branch circuiting.

Lighthouse also installed more than 70 energy-efficient, 12-foot LED pendant lights throughout the exposed ceiling area. Lighting is controlled by a state-of-the-art, Lutron GRAFIK Eye lighting control system, which features occupancy and daylight sensors.

The build-out also included installation of a Notifier fire alarm system, which interfaces to the building’s primary fire alarm system.

To meet the aggressive, six-week project schedule, Lighthouse PM Scott Sullivan and Foreman Matt Giblin managed a skilled crew of nine IBEW Local 103 electricians. The electrical team worked nights and weekends to meet Mass Challenge’s scheduled move-in requirements, and the start-up incubator firm took occupancy, as scheduled, in May.

This year, MassChallenge will host more than 100 innovative startups. Since its inception in 2010, nearly 500 startups have been supported by the organization, which has raised more than $470 million in outside funding and created nearly 4,000 jobs. MassChallenge moved to the new Drydock space from One Marina Park Drive on Boston’s Fan Pier.

Boston, MA – Lighthouse Electrical Contracting, Inc., based in Rockland, MA, has completed the fast-track electrical construction of the 30,000 square-foot, two-level Old Navy store at Millennium Tower in Downtown Crossing.  The comprehensive electrical tenant fit-out project entailed installing the store’s power, lighting, fire alarm system, and exterior signage, as well as providing power to the store’s HVAC system and assisting in its commissioning.

The Old Navy store’s interior lighting requirements were a key component of the electrical scope.  The store features an open ceiling design and Lighthouse Electrical’s installations included more than 6,000 feet of Unistrut lighting grids which support the extensive LED track-lighting package.

The fire alarm system, furnished and installed by Lighthouse, integrates into the main building’s fire alarm system. Lighthouse worked in tandem with the fire alarm manufacturer, both in the system’s testing and commissioning.

Lighthouse PM Kenny Grant and Foreman Carl Freedman managed a field crew of 10 IBEW Local 103 electricians in the fast-track 4-month project.  Construction commenced in September 2016 and the project was completed as scheduled, in December.

Old Navy opened its Millennium Tower store in January 2017.  The Downtown Crossing store is the Northeast flagship store for the retail chain.

Boston, MA – Lighthouse Electrical Contracting, Inc., based in Rockland, MA, has completed the renovation of the Regal Fenway Stadium 13 Theatre complex at the Landmark Center on Brookline Avenue in Boston.  The project was comprised of Lighthouse’s complete demolition and renovation of nine theaters at the Regal Theatre complex as well electrical as well as electrical installations for the new Regal Fenway theater bar. The scope encompassed installation of motorized recliner seating, new speakers, exit signs, and stair lighting in nine of the Regal Fenway’s 13 theatres. The new Regal Fenway cinema bar features dramatic neon lighting and is equipped with convenience outlets.  The contractor also installed new corridor lighting at the complex.  Lighthouse Project Manager Scott Sullivan headed the project team, supervising a crew of IBEW Local 103 electricians in the fast-track 4-month project, which was completed in December 2015. Lighthouse worked on the project team with general contractor Baker Incorporated of Middleton, MA.

Lighthouse Electrical has completed the tenant fit-out project for the Carolina Herrera at Copley Place in Boston.  The project included providing the store with comprehensive electrical installations, including power, lighting, and low voltage wiring.  Lighthouse worked on a project team headed by general contractor Hirsch Construction Corp., of Danvers, MA.  Kenneth Park Architects of New York provided architectural services.  There are more than 124 Carolina Herrera stores worldwide and 20 in the U.S.  The Copley Place boutique is Carolina Herrera’s first store in New England.

Boston, MA – Lighthouse Electrical is in the final phase of the expansion and renovation of the H&M Store on Newbury Street. The project has included lighting upgrades throughout the store and the build-out of a new electrical room. Concurrently, our team has been awarded and is underway with electrical renovations to H&M stores at South Shore Plaza in Braintree and at Downtown Crossing.

Boston, MA – Lighthouse Electrical has completed the comprehensive tenant fit-out of a Harvard Medical School administrative office expansion project at the Landmark Center in Boston. The project was comprised of power and lighting installations, as well as integration of the building’s fire alarm system into the new offices.

Carlson Orchards, Harvard MA – 220kW P/V Ground Mount System – Lighthouse Electrical has completed the installation of a 220 kW ground-mount PV system at Carlson Orchards in Harvard, MA. The Rockland, MA based NECA contractor’s field crew of 8-10 electricians from IBEW Local 103 provided Massachusetts largest agricultural solar installation project in a 3-month project schedule. The system consisted of 1,050 Evergreen 210W solar panels. Evergreen Solar is a Massachusetts based solar manufacturer. The system features a data acquisition system by Massachusetts based Solectria Renewables. Design was provided by Stephen Kelleher Architects of Fairhaven, MA under subcontract to Lighthouse Electrical. Project power generation from the system is expected to save approximately 75 percent of Carlson Orchards electrical costs, largely refrigeration units that chill and preserve harvested apples.

Lighthouse Electrical Contracting, Inc. has been awarded design/build services for two large rooftop solar systems – one 200 kW and the other 124 kW – at Western Avenue Studiios in Lowell, Massachusetts. The project is expected to be completed in 2010, pending grant approvals. The 3-month project will be manned by a field crew of 8 – 12 IBEW electricians.

Lighthouse Electrical Contracting, a NECA Boston Chapter firm, completed the design/build $1.1M 180kW photovoltaic solar project at Deer Island’s water treatment facility for the MWRA in January 2010. The company specified and installed a modular SunPower® PowerGuard® photovoltaic system comprised of 592 305W solar panels on the 75,000 sq. ft. roof of the Deer Island MWRA Warehouse/Maintenance building. The array covers approximately 13,000 sq. ft. The energy efficient SunPower® system is designed to lay flat on the roof, maximizing the system size. A foam blocking feature will protect the roof and help insulate the building. The system’s R-10 insulation rating will save up to 30% additional energy by reducing the building’s heating and cooling loads. The SunPower system also was specified for its high wind resistance feature as it is able to withstand winds to 140 mph.

Project Managers Scott Sullivan, Newell Thomas, and Foreman Justin Aikens supervised the field crew of 6 electricians from IBEW Local 103 in the fast-track project. Lighthouse handled design/build project services with Stephen Kelleher Architects of Fairhaven and Art Engineering of Worcester. Both firms served as subcontractors to Lighthouse Electrical.
